We have not submitted any plans to the city yet and No plans have been approved by the city at this time.

The construction estimate is strictly based on rough estimate without any final plans. It can change up or down after final plans are prepared and approved by the city.

 

This building with land is for sale. There are two land parcels.

Lot 1-3202 Cattaraugus Ave. Los Angeles 90034. Post office has assigned 8686 Venice Blvd as mailing address for this lot.

This business has operated with 26 rooms. Each room was about 12ftx12ft with a small closet and a sink. Heaters was gas operated, in the wall type. Toilet and showers er community units down the hall.

In Feb 2020, there was a fire. Some rooms were damaged. Fire dept made openings in the roof. Right now we have not done any clean ups.

 

We had our first meeting with the city officials. We are allowed to build 18 rooms in the building. One for office and one for laundry room so we are planning 20 rooms. We have an Architect and structural Engineer that can design the new plans.

The corridor will remain the same. The walls between rooms will change. We have exposed the footing in corridor walls. According to structural engineer, we do not need to reinforce any of the footings.

Construction will involve running water, gas, electrical and sewer line to each room. A/C can be VRF- heat pumps. All studs are 2×4 wood. Roof joists are 2×12. Exterior wall studs are also 2×4
